To continue to meet our investment and overall growth objectives, Canadian Urban is seeking to hire a Real Estate Analyst, Asset Management. Canadian Urban offers the successful candidate the opportunity to work collaboratively as a member of the Asset Management team to manage and grow our existing commercial real estate portfolio across Canada.

The position reports directly to the Senior Vice-President of Asset Management and will support the executive team on the continuous management of an active real estate portfolio. This position is available in either our Edmonton or Markham offices.

Remuneration will be based on the candidate’s level of experience.

Responsibilities

  • Assist with the creation and ongoing maintenance of strategic asset plans for each property in assigned portfolio
  • Seek out and capitalize on opportunities to improve revenues and reduce expenses through market – and data analysis
  • Provide analytical support for new lease and renewal negotiations, and contemplated capital enhancement projects
  • Prepare timely evaluation of prospective tenant’s financial creditworthiness and NER calculations
  • Develop and implement tenant and market risk profiles for asset and portfolio analysis
  • Assist the Asset Managers in preparing the annual business plans for our funds
  • Assist in sourcing and coordinating annual budget information and reforecasts for leasing and capital budgets
  • Contribute to the completion of quarterly reporting, including property-level financial, operational, leasing market commentary, leasing performance, sustainability initiatives, and any other relevant information
  • Assist with a variety of miscellaneous projects requiring financial decisions such as redevelopment and re-leasing analysis, hold/sell analysis
  • Review monthly and/or quarterly financial statements at the property and portfolio level to track and analyze overall performance
  • Create, improve, and manage various internal reporting & analytics with the goal of improving decision-making
  • Assemble economic, market, and industry research and conduct trend analysis for various Canadian markets and real estate sectors
  • Identify, recommend, and implement property-level value enhancement within the portfolio
  • Use Argus Enterprise and Microsoft Excel as a tool to review appraisers’ property valuation models, to underwrite lease deals, and to perform scenario analysis
  • Prepare presentations for investment committee, senior management and/or clients
  • Build relationships with brokers, appraisers, property, leasing, development managers, and other stakeholders
  • Other such work as determined by the Asset Managers.

Qualifications

  • Minimum 2-5 years of relevant commercial real estate industry experience, preferably within the areas of asset management, acquisitions, development, or leasing
  • Undergraduate or graduate degree in Business, Economics, Finance, or Real Estate
  • Strong analytical/quantitative skills and attention to detail
  • Strong knowledge of, and experience with, financial modeling and analysis tools including Argus Enterprise and Microsoft Excel
  • Knowledge of financial concepts (IRRs, NPVs, NERs)
  • Team player with strong time management, critical thinking, writing, and interpersonal skills
  • Self-starter attitude matched with an ability to organize, multi-task, and prioritize to meet critical deadlines and work in an agile, entrepreneurial environment
  • Strong work ethic with a willingness to learn and develop as a real estate investment professional
  • CPA, CFA, AACI, or similar designations preferred
  • A well-rounded and diverse understanding of the Canadian real estate market, with experience in a wide variety of asset classes and geographic sub-markets
